The interest rate is fixed throughout the life of the loan, but the Fund is index linked to the CPI.
The advantage is fix interest rates for the life of the mortgage, however the disadvantages are the risk of changes in the CPI, which would increase the monthly payments, the Fund amounts. Beside that in case of early departure, while the interest rate is lower than the original interest rate there will be early departure penalty in this loan type.
